CHOOSING YOUR HOME & THE OFFER PROCESS
You and the agent of you choice can now sit together and make appointments to view any property listed on the MLS® system.
* Walk through potential homes with your real estate associate and find the one perfect for you.
* Write your offer ,with conditions in place, as your agent explains all the details to you
* Once your offer is accepted by the seller, conditions can start being addressed.
* Get your financing in place; providing your lender with a copy of your contract
* Speak to your real estate agent about property’s RPR or title insurance+
* Arrange to have a home inspection done; appraisal if necessary
* Choose a law firm to represent you throughout the transaction
* Remember that your real estate associate is there every step of the way to ensure your protection.
+an RPR is a surveyor plot of your property, showing the length and width of the land along with the placement of your home on the plot of land. The important thing on a RPR is that your home is placed wholly on your property and not encroached on your neighbors land. An RPR will have a stamp and signature to show it was given proper approval. Title insurance is an insurance policy that is purchased for the new owners stating that everything is within the property lines and they know of no encroachments on their neighbors property.
Either one will work in your purchase. Although, an up to date RPR shows the buyer exactly where his/her land is, there are no questions. If an RPR is not available the Title Insurance is sufficient.
